This page has two parts. Part A covers use of our websites. Part B is our Terms and Conditions for Accommodation Contracts (宿泊約款), which govern every reservation and stay at MoriKoYa Hotel, whether booked directly or through a third-party platform.
Part A — Website Terms of Use
1. Who we are
morikoyahotel.com and book.morikoyahotel.com (the “Sites”) are operated by 雅倉風株式会社 (“MoriKoYa”, “we”, “us”), 3-20-13 Nishi-Asakusa, Taito-ku, Tokyo 111-0035, Japan. By using the Sites you accept these terms. If you do not accept them, please do not use the Sites.
2. Use of the Sites
You may use the Sites to learn about MoriKoYa Hotel, make reservations and contact us. You agree not to:
- use the Sites for any unlawful purpose or in breach of these terms
- make reservations you do not intend to honour, or use false or another person’s details
- copy, scrape, reproduce or redistribute content from the Sites other than for your own personal, non-commercial use
- interfere with the operation or security of the Sites, or attempt to gain unauthorised access to any system or data
- upload or transmit anything defamatory, abusive, infringing or harmful
3. Intellectual property
All text, photographs, video, design, logos and other content on the Sites belong to MoriKoYa or its licensors and are protected by copyright and trademark law. “MoriKoYa”, “森小屋” and the MoriKoYa logo are our marks. You may not use them without our prior written permission.
4. Reservations
Reservations made through book.morikoyahotel.com are subject to Part B below. A reservation is confirmed only when you receive a confirmation email from us or our booking engine. Prices are shown in Japanese yen and, for convenience, may also be displayed in other currencies; the yen amount is the amount charged.
5. Third-party links and services
The Sites contain links to third-party websites and use third-party services (including our booking engine, map providers and analytics tools). We are not responsible for the content, availability or privacy practices of third parties. Your use of a third-party service is subject to that provider’s own terms.
6. Accuracy of information
We take care to keep the Sites accurate and up to date, but information about suites, facilities, neighbourhood attractions, opening hours, distances and prices may change. Photographs are representative; individual suites vary. We may correct errors and change content at any time without notice.
7. Disclaimer and limitation of liability
The Sites are provided “as is”. To the fullest extent permitted by law, we exclude all warranties regarding the Sites and will not be liable for any indirect or consequential loss arising from your use of, or inability to use, the Sites. Nothing in these terms limits liability that cannot be limited under applicable law, including liability under Part B for your stay.
8. Privacy
Our collection and use of personal information is described in our Privacy Policy at morikoyahotel.com/privacy, which forms part of these terms.
9. Changes
We may revise these terms at any time by posting the updated version on the Sites. Continued use after a change constitutes acceptance.
10. Governing law and jurisdiction
These terms are governed by the laws of Japan. Any dispute arising from the Sites shall be subject to the exclusive jurisdiction of the Tokyo District Court in the first instance.
Part B — Terms and Conditions for Accommodation Contracts (宿泊約款)
Article 1 — Scope
- Accommodation contracts and related agreements between MoriKoYa Hotel (the “Hotel”) and guests are governed by these Terms and Conditions. Matters not covered here are governed by the laws of Japan and generally accepted practice.
- Where the Hotel agrees to a special contract that does not conflict with law or accepted practice, that special contract prevails over these Terms and Conditions.
- Where a reservation is made through a third-party platform (for example Booking.com, Airbnb, Expedia, Vrbo, Agoda or Google), the cancellation and payment terms shown on that platform at the time of booking apply to that reservation in place of Articles 6 and 12 below. All other Articles apply to every stay.
Article 2 — Application for accommodation
A guest applying for accommodation shall provide:
- the guest’s name, address, telephone number and email address
- the number and names of all persons in the party, including children and their ages
- dates of stay and estimated time of arrival
- accommodation charges (in principle the basic charges set out in the Hotel’s published rates)
- any other matters the Hotel considers necessary
If a guest asks during the stay to extend beyond the dates in item 3, the Hotel treats the request as a new application at the time it is made.
Article 3 — Conclusion of the accommodation contract
- The accommodation contract is concluded when the Hotel accepts the application. The Hotel may decline as set out in Article 5.
- When a contract is concluded, the guest shall pay the amount requested by the Hotel — a deposit, or full prepayment, as stated at the time of booking — by the date the Hotel specifies. The Hotel may treat non-payment by that date as cancellation by the guest.
- Any deposit is applied first to accommodation charges, then to any cancellation charge under Article 6, then to compensation under Article 18; any balance is refunded at settlement under Article 12.
Article 4 — Identity verification and guest registration
- All guests shall register on or before the day of arrival by providing: name, address, nationality, occupation, telephone number and, for guests who do not have an address in Japan, passport number and a copy of the passport photo page. This is required of all hotels by the Hotel Business Act of Japan (旅館業法) and the Hotel is legally obliged to keep this register.
- Registration is completed online on the Hotel’s website, and confirmation is sent through the Hotel’s booking system; guests may also register at the front desk during staffed hours. Door-lock codes are issued only after registration is complete.
- The Hotel may refuse to issue lock codes, and may cancel the reservation under Article 7, if registration is not completed.
- The registering guest must be 18 years of age or older. Guests under 18 must be accompanied by an adult member of the party.
Article 5 — Refusal of accommodation contract
The Hotel may refuse to conclude an accommodation contract, or refuse a person already on the premises, where:
- the application does not conform to these Terms and Conditions
- no suite is available due to full occupancy
- the guest is likely to act in violation of law, public order or good morals in connection with the stay
- the guest is a member of, or associated with, an organised crime group (暴力団), a related organisation or other antisocial force, or a corporation whose business is controlled by such persons
- the guest has behaved in a manner that causes significant annoyance to other guests, or has made violent, threatening, extortionate or unreasonable demands of the Hotel or its staff, or has previously done so
- the guest is clearly recognised as carrying an infectious disease designated under Japanese law
- the number of persons in the party exceeds the maximum occupancy of the suite booked
- the Hotel cannot provide accommodation due to natural disaster, failure of facilities or other unavoidable cause
- other circumstances exist for which prefectural ordinance permits refusal
The Hotel will not refuse accommodation solely on the grounds of a guest’s disability, nationality, race or similar protected characteristic.
Article 6 — Guest’s right to cancel
- The guest may cancel the accommodation contract by notifying the Hotel.
- Where the guest cancels a reservation made at book.morikoyahotel.com for reasons attributable to the guest, the Hotel charges a cancellation fee according to the rate plan selected at booking. Reservations made through third-party platforms are subject to the cancellation conditions displayed on that platform at the time of booking (Article 1.3).

Reservations made at book.morikoyahotel.com are charged in full to the guest’s card at the time of booking. If the reservation is cancelled within the free-cancellation window, the amount paid is refunded in full to the original payment method within 10 business days; after the window, the cancellation fee is retained and any balance refunded. Reservations made through third-party platforms are charged as arranged on that platform.
- Where the length of stay is shortened after arrival, the fee is calculated on the nights cancelled. Where part of the party cancels, the fee is calculated on the reduction in charges.
- If a guest does not arrive by 23:00 on the day of arrival and has not contacted the Hotel, the Hotel may treat the reservation as cancelled by the guest and charge the no-show fee.
- Where the Hotel has waived a deposit or prepayment as a special contract, the guest’s obligation to pay the cancellation fee remains.
Article 7 — Hotel’s right to cancel
- The Hotel may cancel the accommodation contract where:
- any ground in Article 5 items 3 to 7 applies or comes to light
- the guest does not complete registration under Article 4, or provides false information
- the guest does not pay a deposit or prepayment by the date specified
- the guest does not comply with the Hotel’s rules of use (Article 10), including smoking in a non-smoking area, bringing in unregistered persons, exceeding occupancy, or causing damage or nuisance
- the Hotel cannot provide accommodation due to natural disaster or other unavoidable cause
- Where the Hotel cancels under this Article for reasons attributable to the guest, no refund is made for nights not stayed. Where the Hotel cancels for reasons not attributable to the guest, the Hotel refunds any accommodation charges paid for nights not stayed and has no further liability.
Article 8 — Suite occupancy hours
- Check-in from 15:00 to 23:00. Check-out by 11:00. Guests may use the suite for the period between. Arrival after 23:00 must be arranged in advance so that lock codes and instructions can be issued.
- The Hotel’s front desk is staffed 09:00 to 23:00. Outside those hours, check-in is by the electronic door-lock code issued to the guest; there is no on-site staff, but the Hotel can be reached at the emergency number provided with the lock code.
- Early check-in and late check-out are not offered as standard. Where a request can be accommodated, the Hotel will confirm availability and any charge in writing before arrival; check-out after 15:00 without such agreement is charged as one additional night.
- Luggage may be left at the front desk before check-in and after check-out during staffed hours, at the guest’s risk and subject to Article 16.
Article 9 — Maximum occupancy
- Each suite has a stated maximum occupancy, which includes children of any age:

Children aged 3 and over count as adults for occupancy and charges. A travel crib for a child aged 0–2 is provided free on request and does not count toward occupancy. No extra beds are available. 2. Persons not named on the registration may not stay overnight. Visitors may be received in the suite between 09:00 and 22:00 only, and the registered guest is responsible for their conduct. 3. The Hotel may refuse entry to, or require the departure of, any person in excess of the registered party, and may cancel the contract under Article 7.
Article 10 — Rules of use
Guests shall comply with the rules of use posted in the suite and on the Hotel’s website, which form part of these Terms and Conditions. In summary:
- No smoking anywhere in the building, including balconies. A deep-cleaning charge of ¥50,000 applies to any suite in which smoking is detected, in addition to any nights the suite cannot be sold as a result.
- No parties or events of any kind, including bachelor/bachelorette or similar gatherings. No commercial photography or filming without the Hotel’s prior written consent.
- Quiet hours 22:00–08:00. The Hotel is in a residential neighbourhood; noise audible outside the suite during quiet hours is a breach of these rules.
- Pets are not permitted, other than assistance animals notified in advance.
- Kitchens and appliances are to be used with reasonable care; the guest is responsible for turning off gas, induction hobs and taps, and for any fire or water damage caused by negligence.
- Balconies: do not lean over or climb on railings, throw or drop items, or hang laundry outside.
- Waste is to be separated as indicated in the suite in accordance with Taito-ku rules.
- Do not bring into the building animals, dangerous or flammable goods, offensive-smelling items, or items in unreasonably large quantity.
- Do not move furniture or fixtures, or remove any item from the suite.
- Do not use the suite for any purpose other than accommodation.
Article 11 — Facility hours
Front desk: 09:00–23:00. Suite facilities (kitchen, bath, laundry) are available at all times during the stay. Hours of any shared facility are posted on site and may change; the Hotel will give reasonable notice where possible.
Article 12 — Payment of charges
- Accommodation charges consist of the basic accommodation charge, consumption tax, Tokyo Metropolitan accommodation tax where applicable, and any additional services or charges incurred during the stay.
- Direct reservations are payable in Japanese yen by credit card at the time of booking through book.morikoyahotel.com. Charges incurred during the stay are payable at check-out or, where agreed, to the card on file.
- Accommodation charges are payable even if the guest chooses not to use the suite after it has been made available.
- Third-party platform reservations are paid as arranged on that platform.
Article 13 — Hotel’s liability
The Hotel compensates the guest for damage caused to the guest by the Hotel in performing or failing to perform the accommodation contract, except where the cause is not attributable to the Hotel.
Article 14 — Inability to provide the contracted suite
Where the Hotel is unable to provide the contracted suite, it will, with the guest’s consent, arrange other accommodation of the same standard so far as possible. Where it cannot, the Hotel refunds any charges paid for the nights affected and, where the inability is attributable to the Hotel, pays compensation equivalent to the cancellation fee that would have applied.
Article 15 — Valuables and deposited items
- Where an item deposited with the front desk is lost or damaged, the Hotel compensates the guest, except where the loss is due to force majeure. For cash or valuables whose kind and value were not declared at deposit, compensation is limited to ¥150,000.
- The Hotel is not liable for cash, valuables or other items kept in the suite and not deposited, unless the loss is due to the Hotel’s intent or negligence, in which case compensation is limited to ¥150,000 for undeclared valuables.
Article 16 — Luggage and personal belongings
- Luggage sent to the Hotel before arrival is accepted only where the Hotel has agreed in advance, and is handed over at check-in.
- Items left behind after check-out are kept for 7 days and then, at the Hotel’s discretion, returned at the guest’s expense, handed to the police, or disposed of. Perishable items may be disposed of immediately.
- The Hotel’s liability for luggage and belongings is as set out in Article 15.
Article 17 — Parking
The Hotel does not provide parking. Any vehicle parked near the property is at the owner’s risk; the Hotel does not take custody of vehicles.
Article 18 — Guest’s liability
The guest shall compensate the Hotel for any damage to the suite, furnishings, appliances or the building caused by the guest or members of the guest’s party, whether intentionally or negligently, including the cost of any nights on which the suite cannot be sold as a result. The Hotel may charge such amounts to the payment card on file after notifying the guest.
Article 19 — Personal information
Personal information provided in connection with a reservation and stay is handled in accordance with the Hotel’s Privacy Policy at morikoyahotel.com/privacy.
Article 20 — Governing law and jurisdiction
These Terms and Conditions are governed by the laws of Japan. Any dispute arising from an accommodation contract shall be subject to the exclusive jurisdiction of the Tokyo District Court in the first instance. This English text is the governing version. If the Hotel publishes a Japanese version, the Japanese version will prevail from the date it is published, and other language versions are provided for convenience only.
